Administration of Violations

While it is our hope not to impose any fines or violations, the Association may impose “reasonable” fines and suspend a violating member’s access to privileges or services provided by the association.  N.C.G.S. §47F-3-102(12)

Homeowners will receive notice of violations, provided an opportunity to be heard, and a notice of subsequent fines to be imposed should the violation remain uncorrected. 

​

A hearing before the Board may be scheduled at the homeowners' request.

​

An outline of fines is listed below.  

List of Fees

Administrative Notice                       $25.00

Assessed at the time of notification and is only reversed if the violation is not upheld.

​

1st Non-Compliance Violation      $50.00      Fine

Assessed after notice and voluntary hearing date.

​

2nd Non-Compliance Violation    $100.00    Fine

Assessed after notice and voluntary hearing date.

​

3rd Non-Compliance Violation     $100.oo    Fine

Assessed per week of non-compliance after the hearing date and failure of the homeowner to remedy the violation.

Did You Receive A Notice?
  • Take CLEAR photos of the property in compliance.  Photos should include front (entire structure or lot), rear, right and left sides and must show work completed.

  • An executed contract for repairs.

  • Permits when required covering the scope of work that will be or has been performed.

  • A certificate of completion proving any work performed under a permit is complete.

  • A proof of a survey when required or stated in the violation notice.
